Ideally, we would meet at the property to see it for ourselves, talk face-to-face, and then put everything in writing for you.
If a price is agreed upon and you want to go ahead, you sign a sales mandate giving us the approval to list your property. You are free to list with other agents, but if you want to list it with VillaMia exclusively for a period, we will reduce the fees - usually 3% plus IVA. If we do not have it solely, or another agent is involved, which is often the case, then the fees are 5% plus IVA.
We will arrange professional photography and, if possible, a 3D video. Once listed, we send you the link for approval, so all the details are accurate, and you are free to make any amendments to the listing.
We will need some information from you, such as your NIE and passport, the title deeds, the energy certificate if you have one, the habitation licence, utility bills and IBI / basura bill and an inventory list. We will also need a non-fiscal or fiscal resident certificate and a non-infraction certificate from the town hall. If it is in a community, also a certificate from the comunidad confirming fees are paid up to date. Don't worry we can help with this and don’t need it all immediately.
From June 1st, 2013, it's obligatory to present an Energy Certificate. Without the certificate you cannot complete the sale of your property. We are happy to refer you to collaborating architects. The price for the certificate is 160 euros for apartments and 250 euros for villas. The certificate has a validity of 10 years.
We are a member of The Association of International Property Professionals (AIPP) and use a number of different property portals to attract buyers' interest in our listed properties. In recent years, agency collaboration has become increasingly important. Most sales are a collaboration between two agents - you do not pay more even if we are working with other agents. We will also erect a sales board at your property if agreed to attract passing buyers.
