Thinking of moving to Spain?

After 15 years of helping people relocate, here are 15 essential tips and practical advice to really help you prepare and get your ducks in a row, by Michelle Hughes, owner of VillaMia Real Estate SL, in Javea:

  1. Understand your visa and residency options first

    Since Brexit, moving to Spain is no longer automatic. Make sure you understand exactly what visa or residency route you qualify for before making any big decisions.

  2. Spend time in the area before committing

    A holiday visit is not the same as living here full-time. Rent first if possible and experience the area in different seasons.

  3. Be realistic about costs

    Spain can be affordable, but lifestyle, location, and property choice make a big difference. Always factor in community fees, utilities, insurance, healthcare, and ongoing maintenance.

  4. Prepare for paperwork (and patience!)

    Spain runs on process and paperwork. NIE numbers, the padron, bank accounts, utilities - none of it is difficult, but it does take time and patience.

  5. Don’t rush into buying property

    It’s easy to fall in love with a home on holiday. Take your time, view multiple properties, and always use a trusted lawyer to check everything properly.

  6. Learn some Spanish

    Even basic Spanish makes everyday life easier and helps you integrate much more quickly into the community.

  7. Work with trusted local professionals

    A good agent, lawyer, and gestor can save you time, money, and stress. Local knowledge really matters.

  8. Think about healthcare early

    Understand your options—private health insurance vs public healthcare - and make sure you are covered from the beginning.

  9. Open a Spanish bank account early

    It makes everything easier - from utilities to property purchases and ongoing bills.

  10. Understand property buying costs in Spain

    It’s not just the purchase price - there are taxes, notary fees, registry fees, and legal costs to consider.

  11. Be aware of regional differences

    Rules, taxes, and processes can vary between regions. What applies in one area may not apply in another.

  12. Don’t underestimate the importance of location

    Proximity to schools, healthcare, airports, and year-round amenities can make a huge difference long-term.

  13. Think long-term, not just lifestyle

    A place that feels perfect for holidays may not suit winter living or long-term residency. For example, winter sun makes a huge difference.

  14. Be patient with the system

    Things often take longer than expected - accepting this early makes the whole experience less stressful.

  15. Build connections locally

    Getting involved in the community helps you settle in faster and feel at home much sooner.
