Crackdown on Short-Term Lets

The new legislation - which has already been approved by Spain's Congress - would hand the power of regulating the renting of properties to regional governments and would make temporary leasing by a private property owner illegal.

Michelle Hughes, owner of VillaMia, said: "Around 20,000 properties will be affected in Spain and hundreds of these will be in the areas we cover which is Javea and the surrounding areas.

"It will make it illegal for owners to simply add their property to advertising portals and take bookings. They will not be able to rent to tourists on a day to day a weekly basis

"I think this will mean many more owners will go down the route of long term rentals to make sure they are still earning an income through their investment. This has many advantages and takes away the hassle of meet and greets and weekly cleans.”

With long term renting, as well as a regular income, tenants take on the running costs including electricity, water and gas bills plus any expenses such as the alarm, phone and TV costs. Another advantage of renting the property is that it will be maintained and looked after. Many properties in Spain on the Costa Blanca when closed up for the winter have suffered with damp issues and cost owners money to rectify.

Eliseo Martinez Secretary General of Asotur, an organisation which deals with property rental for tourists said:"It would be a declaration of principle against renting out property for a certain number of days. Now all that needs to be done is to create the rules that would make it illegal to offer an apartment for holiday rental."

In its new National Tourism Plan, the Spanish government stated "there has been a significant increase in this type of leasing” and described it as "unfair competition” for the country’s traditional tourism model.

Michelle added:”We will have to wait to see exactly how this is going to be implemented and the rules that they want to enforce.
