Finding somewhere to live in a new country can be challenging enough without having to worry about fraud and being scammed out of money. Here are some key things to be aware of, especially if you're looking in popular expat destinations like Jávea.

Rental demand is high – especially for foreigners

With the current housing crisis in Spain, competition for rental property is fierce. Many properties are snapped up quickly, and this is even more difficult for foreigners who may not have a Spanish job contract or previous rental references. Unfortunately, this situation has led to an increase in rental scams, often targeting people who may be unfamiliar with how things work locally.

Look out for fake rental listings

One of the most common scams is the fake rental listing. These are properties that either don’t exist or are not really available for rent. Scammers post attractive photos and descriptions—often pricing them below the market average—to lure people in.

If it looks too good to be true, it probably is. Before arriving in Spain, take time to familiarise yourself with what typical prices are for rentals in the area you’re looking at. For example, in Jávea, winter rentals are priced differently than summer holiday lets.

Beware of fake agents and landlords

As well as fake properties, scammers often pose as agents or landlords. In the Valencian region (which includes Jávea), estate agents must be registered and should have a RAICV number (Registro de Agentes de Intermediación Inmobiliaria de la Comunidad Valenciana). This ensures they are operating legally and ethically. If someone claims to be an agent but can’t provide this, treat it as a red flag.

Fake agents may also pressure you into paying quickly, claiming others are interested in the property. Never let urgency override your caution.

Never send money before viewing

Even if you're told that the property will be gone if you don’t act quickly, you should never send money before viewing the property yourself—or having someone you trust do so. Don’t be fooled by stories of the landlord being abroad or unable to meet.

Always insist on seeing the property and checking its condition before handing over any money.

Use reputable websites and platforms

Always use well-known websites like Idealista, Fotocasa, or directly with trusted local agents. But be cautious—even reputable platforms can still have fraudulent listings.

Avoid switching communication to third-party platforms too quickly. Scammers often try to get you onto WhatsApp or email, then send phishing links or request payment outside secure channels.

Verify the owner and documents

If you’re renting directly from a landlord, you can check they are the legal owner of the property by requesting a nota simple—a legal document available from a notary that shows ownership details.

Double-check any contracts and receipts, and avoid anything with strange clauses or requests for extra payments that weren’t discussed. A good agent will be transparent and happy to answer your questions.

Don’t overshare personal information too soon

You should never be asked to send scans of your passport, TIE, or bank details just to view a property. This information is only necessary once you are ready to sign a contract, not before.
